Wintertime, especially during the holiday season, tends to be a slow time in the real estate world. However, just because it is known to be slow, doesn’t mean it is not a good time to sell. In fact, we highly suggest selling your home during the holiday season because those that are looking to buy are very serious and most likely would like to move in as soon as possible either before or right after the new year.
How can you sell your home fast during the holidays? Well, we have a few tips we like to share with our winter sellers on how to stand out in the market during this time of year.
Get a pre-inspection. A great marketing tactic that will be more appealing to buyers. If your home has already been inspected before trying to sell, your house will be more marketable in that it is move-in-ready and can also highlight any new improvements you may have made in the home. New roof? Pristine condition flooring? Solid foundation? Recently replaced carpeting? Music to buyer's ears!
Be ready for a showing at any time. While this is something that sellers must be ready for at any time of the year, it goes an even longer way during the holiday season. Most sellers are not as willing to have last-minute showings due to holiday events, hosting or being out of town. If you are willing to sacrifice a little bit this holiday season to ensure that your home will always be good to go for any showings (even if they’re last-minute) it will give your home more exposure and will stand out in the crowd. Buyers want to be able to see a potential home in person and if that is something you will need to do to have your home sold faster, by all means, make it your priority!
Decorate. It’s okay to decorate for the holidays if you are selling your home! In fact, it may attract more buyers. If you play up the decor, more potential buyers may be inclined to see your home and there may be a greater ‘wow’ factor. Highlight the prettiest features of your home with simple yet classic decor. Your fireplace, windows or railing would look cozy and pretty with some garland, the warmness that comes from a lit Christmas tree and perhaps a set holiday dining room table just may help the sale of your home. Definitely keep it simple, but do not be afraid to play up this time of the year to help in selling.
Outside decorations. Also, don’t be afraid to decorate the outside of your home as well. However, you may not want to bring out the big blow-ups or crazy colored dancing lights. Keep it classic with warm-toned Christmas lights and perhaps some wreaths to decorate your windows. Whatever you believe accents the exterior of your home nicely will be more attractive to potential buyers when they pull up to your home showing! This is their first impression, so make it count!
